A Note From the Operating Partner: What It Takes to Operate Apartment Amenities
Most of the articles on this site have been written by Isabella Cordova, our Executive Assistant, and have focused on explaining our amenities, our model, and what we provide to apartment communities.
For this article, I wanted to offer a perspective from the operating side of the business.
As the Operating Partner at APT Amenity Management, I am involved in the day-to-day operation and growth of our business. We currently own and operate 10+ food & beverage amenities across Southern California, and at this point, there is considerably more involved in the business than what a resident sees when they walk up to one of our markets.

The Scale Behind a Simple Amenity
Our responsibility doesn't end when an amenity is placed in a community.
We own the equipment and manage the operation ourselves. That includes inventory, restocking, maintenance, supply chain, equipment, and the ongoing relationship with each apartment community.
We have also developed our own supply chain for the machines we operate, which has allowed us to support our locations and build a more consistent operating structure as we've grown.
With 10+ locations, these responsibilities add up. Every month involves managing the operation of the amenities while also staying on top of the revenue-share commitments associated with each property.
For a two-person company, there is a significant amount of responsibility behind the scenes.
Learning How Apartment Ownership Works
One of the more challenging parts of growing APT has been learning how to navigate the ownership structures within the apartment industry.
A property manager may be the person we initially speak with, but that doesn't necessarily mean they are the person who can approve an agreement. Depending on the property, there may be an ownership group, management company, asset manager, or other parties involved in the decision.
Understanding who owns the property, who manages it, who has authority, and how agreements move through that structure has become an important part of operating the business.
Every property is different, and that has been one of the more valuable lessons we've learned as we've expanded.
Ownership Creates Responsibility
Because we own the amenities, we're not simply providing equipment and moving on.
The equipment is ours. The inventory is ours. The operation is ours.
If something needs to be restocked or maintained, we are responsible for it. If the product selection needs to change, we make that adjustment. If an issue comes up at a property, we're the ones who need to address it.
That ownership creates a different level of responsibility and requires us to think about every location as a long-term operation rather than a one-time installation.
Building the Business With a Small Team
APT remains a two-person operation, which means there is very little distance between making a decision and having to execute it.
We manage the properties, equipment, inventory, supply chain, maintenance, and the other operational responsibilities directly. As the number of locations has grown, so has the amount of coordination required to keep everything operating properly.
That has been one of the most interesting parts of building the company. The business has grown beyond what it may look like from the outside, but we've remained very hands-on with the operation.
Isabella Cordova
I also want to recognize Isabella Cordova and the work she has put into APT.
Isabella joined us as an Executive Assistant and has become an important part of the company's development. She has taken on responsibilities across the business, helped keep our operations organized, and has made a significant contribution to the growth of the brand.
Her role is also developing beyond the traditional responsibilities of an Executive Assistant. Through her work with APT, she is building a strong understanding of apartment communities, amenity operations, property relationships, and the business behind the industry.
I see her becoming a future Apartment Amenity Industry Expert and Consultant, and I appreciate the commitment she has shown to APT and to learning the business.
Looking Ahead
We have a lot more to learn as we continue growing, but operating 10+ locations has given us a much clearer understanding of what this business requires.
For us, the objective is not simply to add locations. It is to continue improving the operation, maintaining the amenities we own, supporting our property partners, and building the infrastructure necessary to grow responsibly.
That is the perspective I wanted to share as the Operating Partner: there is considerably more behind an apartment amenity than what residents see, and owning and operating these locations has given us a firsthand understanding of what it takes to make the model work.
