Turning Unused Apartment Space Into a Resident Amenity

Apartment communities have spaces that are not always being used to their full potential. An empty corner of a clubhouse, an underused lounge area, or a small section of common space can become an opportunity to add something useful for residents.

APT Amenity Management helps apartment communities turn that unused space into a modern food & beverage amenity without requiring the property to purchase, operate, or maintain it.

Making Better Use of Existing Space

Adding an amenity does not always require a major renovation or the construction of a new space.

APT works with properties to identify an appropriate area where a food & beverage mini market can fit naturally into the existing community. The goal is to add something residents can actually use while making better use of space that may otherwise sit empty.

The amenity can be placed near resident lounges, clubhouses, fitness areas, or other common spaces where residents already spend time.

The Property Provides the Space. APT Handles the Rest.

The process is intentionally simple for the property.

The community provides the space and the basic utilities needed to operate the amenity. APT provides and manages everything else.

That includes:

  • Equipment and installation
  • Product selection
  • Inventory
  • Restocking
  • Maintenance
  • Ongoing management

The property does not have to hire additional staff or take on the day-to-day responsibilities of operating the amenity.

Creating an Amenity Residents Can Actually Use

A resident amenity is most useful when it solves an everyday problem.

Residents may not always want to leave the property just to pick up a drink, snack, or other small essential. Having those products available within the community gives residents another convenient option when they need something quickly.

The amenity also gives residents another reason to interact with shared community spaces.

At properties where APT has installed an amenity, we've seen increased use of lounge and community areas after placement. The amenity becomes part of the space rather than simply occupying it.

Adding Value Without Adding a Property Expense

One of the biggest advantages of this model is that the property does not have to purchase the amenity.

APT owns and manages the operation, while the property receives 10% of sales generated through the amenity.

That means an otherwise underused area can become both a resident benefit and an ongoing revenue opportunity for the community.

From Unused Space to a Managed Amenity

The installation process is also designed to be straightforward.

Once an agreement is in place, the typical timeline from agreement to installation is around four weeks. APT handles delivery and installation, which can generally be completed in one day, with the amenity ready to operate the same day.

There is no need for the property team to manage inventory, coordinate restocking, or handle maintenance afterward.

APT currently operates food and beverage mini markets at 10+ apartment communities across Southern California, helping properties make better use of their existing spaces while giving residents convenient access to everyday essentials.

Sometimes the best place for a new amenity is already there. It just needs to be put to better use.
