How Apartment Amenity Revenue Share Works | APT

How Revenue Share Works for Apartment Communities

Adding a resident amenity does not always have to be an expense for an apartment community. With a managed revenue-share model, a property can provide residents with convenient access to everyday food and beverages while also generating additional revenue.

At APT Amenity Management, our model is simple: we provide and manage the amenity, residents purchase products, and the property receives a share of the sales.

How the Revenue Share Works

APT provides the equipment, installation, products, restocking, maintenance, and ongoing management. The apartment community provides the space and the basic utilities needed to operate the amenity.

Residents can then access the mini market and purchase the products they need.

The property receives 10% of sales generated through the amenity.

For example, if an amenity generates $2,000 in sales during a month, the property would receive $200 in revenue share for that month. Actual sales can vary depending on the community, location, resident usage, product selection, and other factors.

The Property Does Not Purchase the Amenity

One of the main benefits of the model is that the property does not have to purchase the equipment or take on the responsibilities that normally come with operating a retail amenity.

APT handles the operational side, including:

  • Equipment and installation
  • Product selection and inventory
  • Restocking
  • Maintenance
  • Ongoing management
  • Monitoring the amenity

The property simply provides an appropriate space within the community.

More Than Just Revenue

The revenue share is only one part of the value.

A well-placed food and beverage amenity can also give residents convenient access to everyday essentials without requiring them to leave the property. Water and other essential drinks are among the products residents commonly use, particularly when the amenity is located near a lounge, clubhouse, or other frequently used community space.

We've also seen community spaces receive more use after an amenity is added. Instead of simply filling an unused area, the amenity can become another reason for residents to spend time in the property's shared spaces.

Revenue That Can Be Used by the Property

The revenue generated through the amenity can provide the property with an additional source of income that can be used according to the property's needs.

Whether that means putting it toward resident events, community improvements, amenities, or another property expense, the revenue gives the property another resource without requiring it to operate a retail business itself.

A Simple Process for Property Managers

For property managers, the process is designed to be straightforward.

APT handles the operational responsibilities from installation through ongoing management. Once an agreement is in place, the typical timeline from agreement to installation is around four weeks. Installation itself can generally be completed in one day, with the amenity ready to operate that same day.

APT currently operates food and beverage mini markets at 10+ apartment communities across Southern California, providing properties with a managed amenity rather than another operational responsibility.

A revenue-share amenity can be a practical way to add something useful for residents while creating an ongoing revenue opportunity for the community.
